The potential is getting scary

Hello all, this is my first post and I ws wondering if anyone had any advice.

Recently I came up with an idea for a website mixing religion with a virtual world (in a nutshell). I retained an excellent developer and have begun to document the basic design of the site. We have not begun to actually create it yet.

The site has enormous potential and I am becoming a bit overwhelmed because the cost of actually developing it is quite high.....Really HIGH! I will need investors.

Can any of you recommend a reasonably priced company that could help in designing the ad space on the site to maximize it's earning potential?

In addition I would need traffic statistics and the advertising rates of similar sites. I say similar because there are none exactly like what I am developing. I need convincing data that would show potential investors what the site should be able to generate in terms of advertising revenue.

I feel like I am in over my head and bottom line: I don't want to screw it up.
