Regarding websites for sale, there is actually a need to be sure first about the background of the website before buying it. If your primary purpose is to use it for business, you have to find a website for sale that has a established image to the market already.

that is very true and the price depends on a variety of factors... but take a look at websiteoutlook.com they value all sites at 2 times their annual revenue. many prospective buyers would take that as a benchmark because other online valuation services do not seem to provide better valuations. it does not tell you whether they are profitable or not neither it considers their market position in their respective area. it seems too litle to me - so if you are not desperate to sell, do not sell now wait for better times - 10 - 12 times net earnings
